在住宅资产价格构成中 ,非经济因素和制度安排不合理带来的与经济发展弱相关经济因素所占比重过高 ,是我国住宅资产价格随着经济发展和人均收入不断增长居高不下的根本原因。为促进我国住宅市场健康发展 ,必须对不利于我国住宅市场发育的土地管理制度、市场准入制度、税收制度 ,按市场经济要求重新进行安排。
In the composition of residential asset prices, the excessively high proportion of economic factors related to the weak economic development brought by the non-economic factors and the unreasonable institutional arrangements is the fundamental factor that the prices of residential assets in our country rise constantly with the economic development and per capita income the reason. In order to promote the healthy development of China’s residential market, land management system, market access system and taxation system that are detrimental to the development of China’s residential market must be reorganized according to the requirements of the market economy.
