房地产泡沫具有严重的经济危险性,必须重视房地产行业的健康发展,同时,房地产泡沫又不同于一般的经济泡沫,它是以实业为基础支撑的,这一特殊性质使房地产泡沫测定的难度加大。众多测定房地产泡沫的方法中,理论价格法是在定义上最理想的方法。本文讨论了理论价格法的优缺点,以及一些局限的解决方法,最后使用该方法对北京市房地产市场进行了实证分析。
Real estate bubble has a serious economic risk, we must attach importance to the healthy development of the real estate industry, while the real estate bubble is different from the general economic bubble, which is based on industry-based support, this particular nature of the determination of the real estate bubble more difficult .
