与传统观点所认为的房价是由成本或需求决定不同,本文通过对房价形成机制的分析,认为房价是由相邻开发商之间的空间竞争形成的。同时,本文通过对勒纳指数的分析,认为房价之所以居高不下,是因为住宅市场的空间垄断。因此,要将房价降下来,政府一方面要打破和限制垄断,对房价进行管制,另一方面要鼓励竞争,将大项目拆分为小项目。
And the traditional view that the price is determined by the cost or demand, the paper through the price formation mechanism analysis, that the price is formed by the competition between the adjacent space developers. At the same time, through the analysis of the Lerner Index, this article argues that the reason why house prices are so high is because of the space monopoly of the housing market. Therefore, in order to lower housing prices, the government should break and limit monopolies on the one hand, control prices, and on the other, encourage competition and split large projects into small projects.
