简要介绍了国际上的一门新兴产业———物业设施管理（ＦＭ）。着重分析了建筑设备和暖通空调在物业设施管理中的作用和地位，以及在ＦＭ中建筑能量管理、室内空气品质管理和建筑运营维护等分支与暖通空调的关系。提出在暖通空调设计中考虑ＦＭ因素的设计思想，特别是寿命周期成本（ＬＣＣ）设计的概念。并提出作者对在我国实现暖通空调和建筑设备运行管理产业化的设想。
A brief introduction to an emerging industry in the world—Facility Facility Management (FM). The role and status of construction equipment and HVAC in the management of property facilities were analyzed, as well as the relationship between HVAC and building energy management, indoor air quality management, and building operation and maintenance in FM. The design idea of considering the FM factor in HVAC design, especially the concept of Life Cycle Cost (LCC) design is proposed. The author also proposed the idea of realizing the industrialization of HVAC and construction equipment operation management in China.
