作为市场研究顾问的角度,看一个楼盘,其实不是看一两栋楼,我们看有多少人带着现金流过来,流出去。有很多钱流进来,很多人才带着钱流进来,很少资金流出去,证明这个区域是富裕的,它的税收,它物业的价值,它的地价是很好的。以北京的CBD为例,很自然基本上就会形成大量的人才、财富。好像一个煲汤的煲一样,把它烧热了能保温。因为它是老煲,能煲汤,它不像普通金属的锅一样,烧老很快着凉。
