房地产是我国近年来高速发展的产业,也是人民生活必不可少的,我国居民对于房地产行业的热度一直不减,而造成这一现象的因素是非常多的,宏观层面上有国家政府的调控因素,微观角度有消费者的个人需求、地产开发企业加大投资力度等的影响。我国对房地产行业近年来的研究已有许多,本文在此基础上对保定市的房屋价格变动实际情况进行概括,对影响房价上涨的原因进行定性和定量分析,根据可查的统计数据并结合所学的西方经济学和计量经济学知识,对影响房价波动的主要因素进行分析,并构建商品房价格与城镇居民收入的脉冲响应函数模型,发现居民收入对商品房价格波动具有显著正向作用。
Real estate is an industry that has developed rapidly in recent years in our country and is also essential for people’s livelihood. The popularity of our country’s residents in the real estate industry has not diminished, and the factors that cause this phenomenon are very large. There are macro-level regulatory factors , The micro point of view of the individual needs of consumers, real estate development enterprises to increase investment and so on. In our country, there are many researches on the real estate industry in recent years. Based on this, this article summarizes the actual situation of housing price changes in Baoding, and qualitatively and quantitatively analyzes the reasons that cause the rising of housing prices. Based on the statistical data available Western economics and econometrics knowledge, the main factors that affect the price volatility are analyzed, and the impulse response function model of the real estate price and urban resident income is constructed. It is found that the resident income has a significant positive effect on the real estate price volatility.
