厦门作为我国海峡西岸重要的中心都市,其住宅市场具备代表性和特殊性。本文以厦门市2006~2015十年来的住宅销售价格及城市经济统计数据为基础,细化经济发展水平指标,运用SPSS软件,实证分析经济发展对厦门住宅价格的影响。成果表明,第三产业比重、居民人均收入、失业率及居民消费价格总指数均会对厦门市商品住宅价格产生影响,其中,居民消费价格指数影响最为显著。
As an important center and metropolis of the west side of the Taiwan Strait, Xiamen has a representative and particular residential market. Based on the residential sales price and urban economic statistics from 2006 to 2015 in Xiamen City, this paper detailed the index of economic development level, using SPSS software to empirically analyze the impact of economic development on Xiamen residential prices. The results show that the proportion of tertiary industry, per capita income of residents, unemployment rate and consumer price index will have an impact on the price of commodity housing in Xiamen, of which the consumer price index has the most significant impact.
