房地产热是当前经济社会关注的重要问题。国民经济要维持良好的发展就需要房地产业的健康发展作保证,但目前国内一线城市房价存在较大泡沫,给房地产业和金融业甚至国民经济的稳定健康发展带来了较大风险。当前的房地产热对金融及国民经济的风险主要体现在宏观层面,它是国际国内双重流动性过剩格局下的畸形产物。房地产业亟待从需求结构、投资结构、产品结构、交易机制四个层面进行相关对策性调整。
Real estate fever is the current economic and social concerns of the important issues. In order to maintain sound development, the national economy needs a guarantee for the healthy development of the real estate industry. However, there is a big bubble in housing prices in the first-tier cities in the country, which poses a great risk to the stable and healthy development of the real estate, financial industry and even the national economy. The current real estate heat on the financial and national economy risks are mainly reflected in the macro level, it is a deformity under the dual pattern of excess liquidity at home and abroad. The real estate industry urgently needs relevant adjustment measures from the four levels of demand structure, investment structure, product structure and trading mechanism.
